Managing estate funds

Situation:

A family was looking for a firm to manage their deceased father’s estate. The estate held $4 million in liquid assets and real estate holdings.

Outcome:

With proposals from 4 separate firms, we won the $4 million investment mandate from the family and named co-trustee on one of the children’s accounts.

Commercial Mortgage

Customized refinancing

Situation:

A client whose family owned a medical office building came to us for a refinancing option on their commercial loan.

Outcome:

Client received $6.9 million mortgage over five years with a 25-year term. To reduce risk, all four individual owners signed as co-borrowers on the loan.

Flexibility to buy real estate

Situation:

A 50% owner of a world-renown architectural firm, this client was looking for a way to leverage his investments in order to purchase residential real estate.

Outcome:

We streamlined his liquidity needs and provided $4 million, secured by the client investments, for the purchase of a waterfront property.

Personal Mortgage

Refinancing a competitor’s loan

Situation:

A current customer requested refinancing on a $3.9 million loan balance held by one of our competitors.

Outcome:

We provided a $1.9 million term loan over 5 years to be repaid interest-only basis for first 3 years. We also provided a $2 million home equity line representing an 85% loan to value.

Situation:

After retirement, a former executive was concerned about having enough cash flow to maintain the lifestyle he and his wife had always enjoyed.

Outcome:

After Cash Flow and Debt-to-Asset Ratio analysis, we restructured the client’s portfolio to increase cash flow, worked with client’s attorney to update estate planning and referred client to CPA for income tax planning.
